When deciding whether to become a Host on Airbnb in Italy, it is important for you to understand the laws in your region or city. As a platform and online marketplace we do not provide legal advice, but we want to provide resources that may help you better understand applicable laws and regulations. This list is not exhaustive, but it may give you a good start in understanding your local laws.

There are four requirements for the Aosta Valley region that are applicable, whether you are a professional Host or an individual, to tourist rentals with contracts not exceeding 30 days—Structural and organizational requirements, notification of accommodation to be used as a tourist rental, Regional Identification Code (CIR), and reporting tourist data. Structural and organizational requirements

Before starting, you must make sure that your property is intended for permanent or main residential use (ex: a first home). Alternatively, you must check that your property is intended as a temporary dwelling, but that it is not licensed for extra-hotel facilities or agritourism (ex: a second home ).

You may only provide the following services:

  • reception
  • your telephone number
  • overnight stay
  • possible use of the relevant pertinences
  • initial provision of the laundry
  • cleaning of the premises at each change of guest
  • supply of electricity, hot and cold water, heating and, if necessary, use of any equipment; maintenance of the premises and technological systems, repair and replacement of deteriorated furniture, fittings and equipment

Bear in mind that it is forbidden to provide centralized services or additional hotel services.

Notification of accommodation to be used as a tourist rental

You must notify the territorially competent municipality regarding the accommodation to be used as a tourist rental. To do this, log on the platform Locazioni Turistiche of the region.

The declaration must certify:

  • the address and cadastral data
  • the number of rooms, beds intended for rental
  • the number of bathrooms and sanitary facilities
  • if necessary, the owner’s consent to the rental for tourist purposes and the title of the accommodation
  • a name of choice
  • the period for which it is intended to use the accommodation for tourist rental which may not, in the case of a first home, exceed 180 days per year

Remember to inform the municipality in advance of any variation related to the declaration. In the event of termination, you must make the declaration to the municipality within 60 days.

In the event that your accommodation is in a condominium, remember to inform the condominium administrator, within 30 days of submitting the declaration to the municipality, of the start date of the tourist lease and the CIR that will be communicated to you by the municipality.

Regional Identification Code (CIR)

After the above declaration, the municipality releases the Regional Identification Code (CIR), which you must associate with the name of choice used for the accommodation and make it clearly legible on any promotional communication, including any road signs or signs.

Reporting tourist data

In an anonymous and aggregated form, by the 5th of each month, remember to report tourist flows via the Locazioni Turistiche platform.

Difference between tourist rentals and other extra-hotel facilities

Please note that an accommodation for tourist rental/short rentals is different from extra-hotel facilities (ex: holiday homes and apartments, guest house, etc.) for which regional legislation provides several other obligations (ex: the SCIA, etc.).
