Actions a host needs to take

Step 1 - Determine if you are eligible to host a short-term rental

  • To use a unit as a short-term rental, it must be:
    • your primary residence
    • approved by the property owner if you are a tenant
    • covered by liability insurance of $1,000,000 (your rental platform may provide this coverage)
    • located in one of the following zones: R-1, R-1A, R-2, R-2A, R-3, R-4, R-5, R-S, R-SMU, C-C, C-U, C-NS, C-SA, C-T, C-DMU, C-W, MUR - Including any of these zones within the Hillside (H) overlay (use our parcel information lookup tool to learn what zone you are in)

Step 2 - Gather information required to apply for your permit

Taxes

Airbnb collects and remits transient occupancy taxes on guests in the City of Berkeley. Guests who book Airbnb listings that are located in the City of Berkeley, California will pay the following tax as part of their reservation: Transient Occupancy Tax: 12% of the listing price including any cleaning fees, for reservations 29 nights and shorter.
