Actions a Host needs to take

Short-term rental hosts (renting for 30 days or less) are required to obtain a permit to host in Colorado Springs. If you have additional questions, we recommend contacting the City via phone 719-385-5905 or email shorttermrentals@coloradosprings.gov.

To apply for a short-term rental permit in Colorado Springs, you will need to visit the City’s website follow these steps:

  1. Review the regulations: Familiarize yourself with the City’s regulations and requirements, you can find detailed information on the official city website.
  2. Gather required documents: This may include proof of ownership or authorization to rent the property, proof of liability insurance, and any other documents specified by the city. For more info, view the City’s checklist.
  3. Submit the application: Complete the short-term rental permit application form online.
    • You may need to pay a permit fee depending on the permit type.
  4. Inspection and approval: The Planning & Community Development Department may require additional information for this application as needed.

Short-term rental regulations

There are two types of short term rental permits–owner occupied and non-owner occupied. Additionally, if you are listing two separate units on a property (ex: unit in your backyard, and a room within your house) you will need two separate permits and will need to pay two 2 separate permit fees.

  • Owner-Occupied Short-Term Rentals: These are properties that are physically occupied by the owner for at least 185 days per year. To be eligible for a permit, the property must be a lawful dwelling unit in zones where residential units are permitted.
  • Non-Owner Occupied Short-Term Rentals: Non-owner occupied short-term rental units submitted after 12-26-2019 are not permitted in single-family zoning districts (R-E, R-1 6, R-19, and Single-Family PDZs). However, they are allowed in other zoning districts as long as they are at least 500 feet away from another non-owner occupied short-term rental unit.

Payment

The total cost for a permit is $119. The fee shall be paid via cash, credit card or electronic check.

Renewals

The Short-Term Rental permit is valid for one year from the date of issuance. The permit may be renewed for additional one year periods upon receiving a renewal application and the $119 permit fee. Permit renewals are completed via the electronic submittal system.

Other contracts and rules

It's also important to understand and abide by other contracts or rules that bind you, such as leases, condo board or co-op rules, HOA rules, or rules established by tenant organizations. Please read your lease agreement and check with your landlord, if applicable.
