Cancellation policies for your listing (Italy)
Sometimes, things come up and guests have to cancel. To keep things running smoothly, you can choose the cancellation policies for your listing: one for short-term stays and one for long-term stays. When you’re ready to do that, find out how to set your listing’s cancellation policy.
For stays under 28 nights, hosts can choose which cancellation options to offer guests. For stays of 28 nights or more, the Long Term cancellation policy automatically applies. The following policies only apply to reservations in Italy. Visit this page to learn about cancellation policies for all other reservations. Additional terms apply for cancellation policies.
Standard cancellation policies for shorter stays
Your standard cancellation policy applies to all reservations of 27 or fewer consecutive nights. You can choose one of the following standard cancellation policies:
- Flexible
- Guests can cancel until 24 hours before check-in for a full refund, and you won’t be paid
- If they cancel after that, the first night is non-refundable except for fees.
- If guests cancel during your trip, you may be eligible for a partial refund.
- Cancel before 12pm local time and you’ll be refunded any remaining nights, excluding fees.
- Cancel after 12pm local time and you’ll be refunded any remaining nights, excluding that night and fees.
- Moderate
- Guests can cancel until 7 days before check-in for a full refund, and you won’t be paid
- If they cancel after that, you’ll be paid a 50% refund of the total nightly rate, as well as a full refund of fees.
- If guests cancel during your trip, you may be eligible for a partial refund.
- Cancel before 12pm local time and you’ll be refunded 50% of the remaining booking value, excluding fees.
- Cancel after 12pm local time and you’ll be refunded 50% of the remaining booking value, excluding that night and fees.
- Strict
- Guests can cancel until 30 days before check-in for a full refund, and you won’t be paid
- If they cancel within 30 days before check-in, you’ll be paid 50% for all nights, as well as a full refund of fees.
- If guests cancel during your trip, you may be eligible for a partial refund.
- Cancel before 12pm local time and you’ll be refunded 50% of the remaining booking value, excluding fees.
- Cancel after 12pm local time and you’ll be refunded 50% of the remaining booking value, excluding that night and fees.
The following standard cancellation policies are available by invitation only to certain Hosts:
- Super strict 30 days
- Guests must cancel up to 30 days before check-in to receive a full refund for all nights, including all fees
- If they cancel after that, you’ll be paid 100% for all nights
- Super strict 60 days
- Guests must cancel at least 60 days before check-in to receive a full refund for all nights, including all fees
- If they cancel after that, you’ll be paid 100% for all nights
Long-term cancellation policy for monthly stays
The Long Term policy automatically applies to all reservations that are 28 nights or longer.
- Long-term
- To receive a full refund, guests must cancel at least 30 days before check-in
- If a guest cancels after that, you’ll be paid 100% for your first month’s payment
- If guests cancel during your trip, you may be eligible for a partial refund.
- Cancel before 12pm local time and the next 30 nights of the reservation are non-refundable. If fewer than 30 nights remain in the reservation, all nights are non-refundable.
- Cancel after 12pm local time and that night, as well as the next 30 nights of the reservation, are non-refundable. If fewer than 30 nights remain in the reservation, all nights are non-refundable.
Additional terms for cancellation policies
12pm cutoff time
Trips are deemed to start at 12pm local time of the listing on the date of check-in, regardless of the guest’s actual scheduled check-in time. All cancellation periods prior to a trip are calculated based upon this cutoff time of 12pm local time for your listing. For cancellations during a trip, the cutoff time for cancellation is 12pm local time for the listing. After 12pm on any given day, the consequences for canceling may be different.
Refund of fees
Nightly rates and service fees are refundable in certain circumstances as outlined in each policy. Cleaning fees and Airbnb service fees are not refunded for cancellations made after 12pm local time of the listing on the scheduled date of check-in.
Taxes
Airbnb will refund any taxes we collect that are related to amounts refunded to guests, and will submit any taxes due on the non-refundable portion of canceled reservations to the appropriate tax authority.
Issues with host or listing
If a guest has any issues with a host or listing, the guest must contact Airbnb within 24 hours following the guest’s check-in. If an issue falls under our Rebooking and Refund Policy the guest may be eligible for partial or full refund.
Relation to other policies
A host’s cancellation policy is subject to, and may be overridden by, the Rebooking and Refund Policy, the Major Disruptive Events Policy, or cancellations by Airbnb for any other reason permitted under the Terms of Service.
Making cancellations official
A reservation is only officially canceled once the guest has followed the steps on Airbnb’s cancellations page and received confirmation. A guest can find the cancellations page on the Your Trips section of the Airbnb site and app.
Involving Airbnb
Airbnb has final say in any dispute between hosts and guests regarding the application of these cancellation policies.
