Included in your stay is your very own private garden, complete with hot tub & summerhouse to relax in. The property also has private parking plus a secret woodland hideaway. Within walking distance is both Sharsted Wood and Doddington Place Gardens which are great for exploring, plus our local pubs - The Black Lion and The Chequers Inn which are perfect for a spot of lunch or a dinner reservation.

We are located near the village of Headley near Box Hill, so you can enjoy beautiful countryside walks, whilst staying in a luxury hut with modern facilities like high speed wifi! Spa with hot tub and sauna all heated via a log burner for the ultimate retreat break. Guest house in large gardens, king sized bed, small kitchen and en-suite. Many local attractions near Brighton Gatwick Airport and the South Downs! Pull out double sofa bed, works well for smaller family’s. Stunning 25 meter swimming pond, water is crystal clear. Large deck and sun-loungers by the swimming pond. We use the garden too, it’s part of our home but there is plenty of opportunity for privacy.

This stunning hand-crafted cabin is the master piece of a highly talented Sussex craftsman. It is constructed using sustainable oak, chestnut and ash from the surrounding woods. It is full of gorgeous bespoke detailing, for example the entrance to the cabin is inspired by a sea cave in Cornwall. It's secret location is like another world, up on a bank above a winding stream in the dappled light of old oak trees. The air is full of bird song and deer run freely all around.

Huge loft style Kentish roundel conversion. Situated on a farm set back from the road it is beautifully peaceful, with circular jacuzzi bath, projector, screen, all mod cons. Amazing walks & pubs from the doorstep, perfect for a country retreat, yet only 30 miles from London. Huge King size circular bed. Reynolds spa is 15 mins away. The house recently featured in Mr Bates v The Post Office, & the roundel was the actors green room.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
