El lugar es realmente cómodo, hermoso y muy agradable. Todo el personal también lo es y siempre están al tanto de tus necesidades. Sin duda volvería a reservar con Proper Friendly.

Great place! Spacious and comfortable. We had the rooftop pool to ourselves the whole time! It was a bit hard to find at check in, I recommend leaving instructions that it’s right next to a popular breakfast cafe. Location is pretty good, but the area is still being developed, so there’s some construction. Be prepared to pay about $100 round trip if you’re taking a taxi to the beach. It’s more like a 35 min bike ride!

The place is very comfortable and looks exactly like the photos. However, I had some issues getting in. I recommend taking a taxi from the bus stop, as the road isn’t walkable with luggage. Also, this area has many new developments, making it hard to find using the address alone. Use Google Maps with the building name instead. The apartment itself was comfortable, with great amenities like a washing machine. There were a few hiccups, such as a temporary internet outage, which was inconvenient for me on that day. I appreciated the host’s responsiveness—they delivered a large water bottle to my apartment and offered bike rentals. While the bike wasn’t in great condition, it was usable. I ended up cutting my trip to Tulum short, but that had nothing to do with the apartment, which was a good and comfortable place to stay.

I really loved this place and it was everything we were looking for. It was very conveniently located to go anywhere we wanted throughout Tulum as well as being comfortable, safe, and private with the rear patio and plunge pool. The condo was equivalent to staying in a luxury resort with comfortable mattresses, linens, plush pillows, and spa quality towels. The co-host Mario was fantastic and so helpful providing information and recommendations!

El alojamiento es precioso y muy cómodo, tanto el departamento como los espacios de uso común. Las vistas también. La playa fue difícil de disfrutar por las rocas y el sargazo, pero está cerca del coral lo que permite hacer snorkel y ver muchos peces. Hay que tener en cuenta que la ubicación es muy alejada del centro y otras zonas turísiticas, por lo que sí o sí es necesario un automóvil para realizar actividades fuera del alojamiento (salvo un cenote que queda cerca y se puede ir caminando). De todas formas eso estuvo aclarado desde el primer momento, lo que nos permitió preverlo y por eso fuimos en dos autos, por lo que no tuvimos ningún inconveniente para visitar otros puntos de Tulum. Hermosa experiencia.

Apparemment très sympa dans une résidence magnifique. Piscine peu profonde mais avec une vue à couper le souffle. L’emplacement est idéal pour se détendre dans un endroit calme. Il vaut mieux être véhiculé car il y a 45 min de marche pour rejoindre le centre et les taxi sont assez cher.

My husband and I loved staying here. Beds were very comfortable, a/c worked great. was very accommodating . We had all of our needs meant. Our host was very prompt when we had questions. Will definitely stay here again.

This was a fantastic place. My husband and I came down for a quick visit and had a wonderful time here. Everything was perfect down to the privacy, the outdoor seating, beachfront. I loved that I could open all the front doors and allow the constant ocean breeze to roll through the house. There were great restaurants and shops within walking distance from the beach. Our host very communicated with us from the time of booking till we left. He gave us suggestions for different places to eat and things to do. The staff was amazing! Every day the cleaning service would come by and tidy up the sand and the salt covered windows to keep a beautiful view all the time. Reed our host set up a Couples massage one evening at the villa that was so good. This was worth every penny, and so much better than being in the resorts.

We had a wonderful week at Mataray Tulum. The place is beautiful and peaceful and having the private beach made all the difference. But importantly, the staff were incredible. So accommodating and friendly, and always offering advice on where to go for dinner or excursions. There was never a tie that we didn't feel taken care of. The accommodation was amazing. The beds were amazingly comfortable, and my husband and son had great fun in the evening playing pool upstairs. The balance of having your own accommodation, but being connected to a hotel if you want food or drinks was a great combo! We will definitely come for another visit.

This place is heaven! I now understand why this place has a perfect review score: it truly lives up to all of the expectations set, and then some. The house is super peaceful and private-with two very helpful and friendly caretakers onsite when needed, but totally out of your way when not. We basically lived in the pool and adjacent palapa and just lounged for 5 days in this small slice of paradise. Don't expect to swim in the ocean (we got lucky and the sargassum subsided 1 afternoon) -- but its not an issue at all. The pool is amazing + there are so many cenotes and swimming spots within a 5-20 minute drive (15 mins from Xelha, highly recommend). The inside is exactly everything a couple needs - it felt like a luxury suite at a 5 star resort. Large comfy bed, nice bathroom, and decent sized kitchen and living room -- all super clean and well stocked. We grocery shopped and cooked a few meals + there are many decent restaurants within a 5-20 min walk or short drive. We will be back!

LOCATION LOCATION LOCATION ! This place was a few steps away from one of the most beautiful beaches in the world and the best part was that it was lonely ! Juan Luis was very attentive and such a great host ! Only negative comment was that there was hardly ever any hot water. But other than that, it was great !!

We had a great stay. The property was spacious with lots of enclosed yard space around the pool that was great for our kids, and having the separate guest house was really nice. The location was also great, just one block from great restaurants and shops. Short drive to the beach and cenotes as well.

Beautiful stay, could not be a more perfect spot to snorkel right off the beach. Great for nature lovers — a quiet, restful spot; two restaurants within walking distance, very nice responsive staff help you get set up with transport and tours. Would come back again!

We could not have been happier with our stay at Rancho San Eric. The Casita was comfortable and located a few steps from the beautiful south Tulum beach. We like peace, quiet and privacy and we got it! No loud "boom boom". Just the sound of the the ocean breeze. We are planning our next visit already :) This is a very special location and the property was extremely well run with an eye for detail. Thank you Stefan and Hui!

Alvaro's family house is charming and authentic. The team on site is friendly. The chef cooks very, very well, and it is essential to use his services, because there is nothing around the property. Don't think about a restaurant, a store, or access to Tulum. The property is very far from everything and the road is super difficult to access (3 hours of road with holes, our children were sick..). On the way back, we took a boat on the lagoon, it was expensive but so much better than the car. Alvaro organized everything, he's great, much more than just a host. Overall, we had an amazing experience, very peaceful and authentic. We loved it !!

Si se busca tranquilidad, es el lugar ideal. Desafortunadamente nos tocó problemas con el sargazo, por lo que no pudimos entrar al mar en la zona del departamento. La alberca es muy disfrutable, así como el área frente al mar. La principal desventaja es que debido al fuerte calor, puede haber una fuerte demanda de energía eléctrica, lo que puede provocar corte en el suministro, lo cual nos sucedió durante 2 noches. El restablecimiento depende de la CFE, aunque, los encargados fueron muy insistentes con la compañía, lo cual se agradece. Igualmente, nos reintegraron las noches en que tuvimos estos problemas.

Estuvimos súper cómodos en este alojamiento, buena comunicación y atención desde el principio, viajamos con 10 integrantes y todos pudimos disfrutarlo, excelente lugar para descansar y disfrutar de la alberca, el alojamiento está en una muy buena ubicación, sin duda regresaremos!

We loved every minute of our stay at Daniels place. The apartment is lovely and has all you need for an incredible stay! The area Aldea Zama is for the sure the best area to stay when visiting Tulum. The apartment is a few minutes walk from the beach and supermarket. Daniel provided us with great local recommendations and communication was perfect. Thank you for hosting us, Daniel!

We were looking for quiet and it was. Our only neighbors were wonderful and became friends right away. Plenty of places to explore in nature. The water pressure was finicky but that comes with the non resort flair of the country. The small beach club, a walk away, had a great swimming area. The surf and winds can be strong so I recommend water shoes!!

Had a great time at this property. Owners were very responsive and helpful. Would stay here again. Thank you!

This was probably the best Air BnB I’ve ever rented. It was very well kept. Super clean, smelled great, and it had a fantastic coffee machine and a clothes streamer!!! The location was great. Right between town and the beach. The bikes were a great addition. It was easy to ride anywhere we wanted. Or walk down the street to numerous delicious restaurants. Our stay in Tulum was definitely enhanced by this place. The host Michael was wonderful and the little old man gate guard was so cute and helpful. The beds were comfortable. Although one friend chose to sleep on the couch one night because the couch was so comfortable!! There was a washer and dryer which came in handy. Two bathrooms which is always nice when travelling with multiple people. Loved, loved, loved this place. Would stay there again in a heartbeat!

Muy acogedor e instrucciones claras de cómo encontrar el alojamiento. El primer día tuvimos un pequeño inconveniente con uno de los servicios pero la atención de la anfitriona fue excelente ya que nos resolvió ese mismo día. La verdad si buscan un espacio para relajarse y desconectarse un poco de todo, este es el alojamiento indicado.
